How is this different from just calling you for each service?
Two things. First, you save about 35% off what you'd pay a la carte. Second, and more important, you never schedule, never remember, never get a quote. We show up four times a year on a calendar you already know, do everything, leave you a report, and you go back to your life.
Do I need an initial deep cleaning first?
Yes. Phantom Pass begins with a one-time Phantom Reset, a comprehensive top-to-bottom cleaning customized to your home's current condition. This brings everything to the Phantom standard so your quarterly visits stay on rhythm. Once that's complete, monthly billing kicks in and the quarterly schedule takes over. Ask about our founders' offer, the first 25 customers get the Phantom Reset bundled with a free year of Phantom Pass.
Is one tier "better" than another?
No, every Passholder gets the same service, the same cadence, the same standards, the same gifts. The only thing that changes is your home's square footage and what we charge for it. A Coastal Passholder at 1,800 sq ft is getting the exact same Phantom Clean as an Estate Passholder at 3,500 sq ft. The price just reflects how long each visit takes us.
What if my home is between two size tiers?
We'll measure on the welcome call and price you at the tier that matches. We never up-charge mid-year. The rate you lock in is the rate you keep.
Can I cancel?
Yes, anytime. No fees, no contracts. Passholders stay because the service is good, not because they're locked in.
What's not included?
Gutter brightening, interior windows, fence sealing, concrete sealing, outdoor furniture cleaning, and pre-listing real estate prep washes are available to Passholders at 20% off, billed only when you use them. Reason: those services have a different cadence (usually once a year), different equipment, or different conditions. We'd rather price them honestly than bundle in stuff we deliver once.
Is there a founders' offer right now?
Yes. Our first 25 customers get The Phantom Year, the Phantom Reset (comprehensive top-to-bottom property cleaning) plus a full year of Phantom Pass complimentary, at a founder's price locked for life. After 25 are sold, the Phantom Reset and Phantom Pass continue at standard pricing. Ask about it on the welcome call.
What areas do you service?
All of North County San Diego, including Carlsbad, Encinitas, Oceanside, San Marcos, Vista, and Escondido. We also serve nearby communities including Poway, Scripps Ranch, and Carmel Valley. Other parts of San Diego County considered on a case-by-case basis, just ask on the call.
What happens after I claim my spot?
Within one business day, the owner calls you personally. We confirm your home size, lock your monthly rate, schedule your Phantom Reset (the initial deep cleaning, within 14 days), and start your Pass. Payment is handled on the call, whatever's easiest for you.
